Why should I clean my roof?
A clean roof not only looks great but is essential to enable it to do its main job effectively – ie to allow water to run off it quickly and efficiently. Untreated organic matter can build up over time. This absorbs water which can’t then flow safely away thus keeping your roof in damp conditions for prolonged periods and increasing the risk of water ingress and black mould. Worse still, the damp organic matter then becomes the perfect environment to encourage even more growth.
What is soft washing?
The organic matter on your roof comprises living organisms such as moss, lichen, algae and bacteria all of which need treatment to kill them and prevent regrowth. This treatment process is call soft washing and can be applied as a stand-alone service or as a complimentary service post pressure washing. It is carried out by applying a biodegradable solution directly to the affected area at a pressure less than that of your garden hose.
This solution will then break down and degrade the matter to a level that will naturally break away and effectively self-clean. If your roof has no or negligible growth then it can be treated with soft washing alone. It is also advisable to treat brand new roofs. The treatment not only removes existing matter but also prevents organic growth. If a roof has been left to the point that organic growth is very prolific it will be necessary to pressure wash or scrape the surface to dislodge the excess matter before soft washing.
Can all roofs be power washed?
Although many roof tiles can be safely power washed, not all can hence BWC will always carry out an initial inspection to determine the type of tiles you have and the appropriate method to use. Our methods range from low pressure steam cleaning, scraping and soft washing.
What can I expect from having my roof cleaned by BWC?
We will take every care to use the correct treatment for your roof and its unique conditions. We will also give you a guarantee that your roof will be completely free of moss and all other organic matter such as algae, lichen mould and mildew for 24 months after treatment. If any regrowth should appear within the first 24 months we will re-treat the affected areas free of charge.
